The Montgomery County Planning Board has designed a new Commercial/Residential (“CR”) Zone, which will be used in the White Flint Sector. The new CR Zone features an overall density rating, a commercial use limit, a residential use limit, and a height limit. For example, CR Zone 3, C 1.5, R 1.5, H 150′. The base density is low, with added “incentives” to build up to one or more of the maximum limits. For example, additional density will be offered for closeness to transit, public art, affordable housing, day care centers, and so on.
The Board will take up the new CR Zone on Thursday, July 16, after deciding on the White Flint Sector Plan. The latest version of the proposed CR Zone can be found at:
